OPERATIONAL MANAGEMENT

At Urban Student Life, we can provide full management services for any student accommodation property. This is supported by sales and marketing expertise targeted at the international student sector on both short and longer-term courses, providing greater opportunities to yield manage the property and thus produce higher returns.


OPERATIONAL REVIEWS AND TURNAROUNDS

In addition to our management services, we provide operational review and turnaround services on a short-term basis. We have a multi-disciplinary performance management team who are able to help assess underperforming assets or assist in turnaround or distressed situations. 

We work with insolvency specialists, landlords, banks and financial institutions, accountants and business owners in connection with trading difficulties. We will then manage discussions with lenders and investors to help owners present their business case in a compelling and effective manner.

FINANCING 


Few projects are self-funded, and there will generally be at least one third-party financier involved – leveraged finance, asset-based lending or private equity. We work with banks and private equity to negotiate the facility/equity investment, and at the same time work with hospitality clients in their negotiations with banks or private equity, seeking to balance the investment/CAPEX funding issues with the longer-term operation of the hotel or leisure business and underlying assets.

AGENCY AND BROKERAGE SERVICES AIMED AT THE EDUCATIONAL SECTOR

The management team behind USL have been providing agency services for academic instititions and developers for many years.

Sourcing through our network, we can locate:
  • Potential sites for sale at distressed prices or with significant upside
  • Brownfield sites with development potential
  • “Anomaly sites” with change of use potential
  • End users, either by way of a long-term “tenant” (leasing) or a management company supported by a well-covenanted lease position
Our agency services will provide a full market analysis of any given scheme, together with a high-level feasibility study to verify the integrity or otherwise of a proposition. 

This applies equally to "Inbound" (overseas investors seeking entry into the UK market) and "Outbound" (UK operators seeking to reduce their reliance on the UK market).

We provide a full support service for clients on a disposal, including structuring and negotiation of heads of terms if required. We can also provide tax and wealth management advice in connection with the proceeds of sale.
